Hi, we are Joanne Oh and Aaron Carpenter, a married US Army Veteran couple with roots in both the east and west coast. While serving in the Army as Logistics officers, and stationed in different parts of the world, we had the opportunity to travel to over 40 countries and experience diverse cultures which set the foundation for our pursuit within vacation rental management.
During our travel experiences, we realized the quality of lodgings directly affected the quality of our experience in that particular destination. We are excited to create a well curated experience for others, as well as guide travelers to local niche spots in Bend and Central Oregon.
We fell in love with Bend a few years ago and decided that we wanted to be a part of this wonderful community and share in the beauty of Bend and Central Oregon. When we are not working, you can find us going on outdoor adventures such as hiking to Smith Rock, grabbing lattes at Backporch in downtown, and enjoying our favorite local eats and wine at Jackson’s Corner.

The typical fee for short term rental property management in Bend can range from 15-35% depending on who you go with and whether they offer partial or full-service management. As an example, some larger national companies only offer partial management at a reduced rate, which requires more effort on your part coordinating with cleaning crews, restocking supplies, changing linens, maintenance, etc.💪 As a full service management company, we use the mentality of low-effort, high-reward for our owners.
Yes, however, there are some rules and guidelines to be aware of. First, you'll need to determine whether or not you have the right zoning for short-term rental. Next you will need to submit a business license application even if you are out of the city’s corporate limits but still in police jurisdiction. All short-term rentals require a building inspection every three years so you will need to contact the building department to set that up as well.

Before collecting any short-term rental taxes from your guests, you need to be aware of whether any taxes have already been collected for you. If you hire a management company, you need to be sure that they are collecting and remitting taxes on your behalf. If you leave a management company’s rental program, then you become responsible for collecting and remitting lodging taxes back to State, County, and City.
